While the green building technology is still new in the country, developers of the few such projects opine that the trend will pick up as more see the benefits.
James Hoddell, chief executive of Mentor Management Ltd, a project and development manager, said the approach is now taking root, citing the example of Garden City whose construction the firm is overseeing.
Hodell said that though green construction projects can be more expensive to put up, early planning saves on many costs, making it sustainable both in costs and long term use.
Besides planning, he said, using sustainable construction materials and the location of a building also determine the overall costs.
"For instance, if you put up a glass-walled building in a hot climate area, the glass will heat up the building so much that air-conditioning will be necessary to keep it cool. This is an extra cost in terms of electricity, which could be fixed with proper planning," he said.
Occupiers are increasingly opting for green buildings as these help them cut overhead costs such as electricity and water bills.
"When a house owner makes savings on utilities such as lighting, water, heating and others, it is generally more affordable for all," said Hoddell.
Green Africa Foundation is working closely with developers, certifying green buildings delivered as per specifications set during planning.
